805 PROPERTY SOLUTIONS / SELLER GUIDE

Selling a vacant property

An empty home can still involve substantial coordination. A useful selling plan accounts for access, possessions, condition and ongoing expenses while you decide what to do next.

Confirm what vacant means for this property

Tell a prospective buyer when the home was last occupied, who can provide authorized access and whether any belongings remain. A property that looks empty may still have an occupancy or ownership question that needs to be resolved.

Document the current condition rather than relying only on photos taken before someone moved out. If utilities are disconnected or some systems cannot be tested, disclose that limitation so the evaluation can be planned appropriately.

Plan for the period before closing

List the ongoing expenses you are responsible for, such as loan payments, taxes, association charges, utilities and maintenance. Ask your insurer about the property’s actual vacancy circumstances instead of assuming existing coverage handles every situation.

Do not discard possessions or enter areas where you do not have authority. Agree on access, remaining items and the condition in which the property will be delivered through the actual transaction documents.

Compare preparation with a present-condition sale

Cleaning and selected repairs may support a listing, but they also require coordination and spending before a sale is certain. A direct purchase discussion lets you explore the property as it stands.

805’s initial review can begin with the address, present condition and your goals. There is no need to describe the home as ready for occupancy if systems or conditions have not been verified.

A USEFUL STARTING POINT

What to have ready

  • Date and circumstances of last occupancy
  • Authorized access contact
  • Status of utilities and system testing
  • Remaining possessions and who controls them
  • Known ongoing costs and desired timing

Questions worth asking

Do I have to empty the house first?

Discuss remaining items before agreeing to terms. Do not assume they are included, or remove items you lack authority to dispose of.

Can an out-of-town owner start remotely?

Yes, a conversation can begin remotely. Property access, inspection and closing arrangements still need to be established.

General information to help organize a property conversation. It is not an appraisal, an offer, or legal, tax or investment advice. Actual terms depend on the property and the relevant agreements.
