When a direct sale may fit
A direct buyer evaluates the property for its own acquisition rather than marketing it to a pool of home shoppers. This may appeal when repairs, coordinating showings or preparing the home feel difficult. The buyer’s proposed price will reflect its assessment of the project and risk.
Ask who is purchasing, how the purchase will be funded, what inspections remain, and whether the contract contains assignment or other conditions. A cash proposal is not automatically unconditional, immediate or the highest available price.
When listing may fit
Listing through an agent exposes the property to a wider group of potential buyers. That may suit an owner who has time for marketing and wants to test the open market. A listing can also be offered as-is; extensive renovation is not the only way to sell through an agent.
Ask the agent about a pricing strategy, comparable sales, preparation options and how offers will be evaluated. Compensation, closing expenses, concessions and preparation costs should be discussed rather than assumed to be fixed percentages.
Compare net proceeds and obligations
Put each written proposal beside a realistic listing scenario. Account for agreed selling expenses, repair spending, holding costs and the likelihood that timing changes. Separate costs you would pay under either route from costs unique to one route.
805 can discuss a direct purchase and the option of connecting with an agent. Brokerage representation is separate from 805’s role as a prospective buyer; make sure you understand who represents whom before signing.

Questions worth asking
Will a cash buyer always pay less?
Offers depend on the property and terms. An investor accounts for its business costs and risks; compare actual proposals rather than assuming a fixed discount.
Can I compare both options?
Yes. Learning about both routes can help you decide. Request written terms and avoid treating a preliminary conversation as a binding commitment.
