Separate what exists from what is proposed
Explain whether the property has a completed accessory dwelling, a conversion in progress, approved plans or simply space where you hope another home could be built. These are different situations and should not be presented as interchangeable.
Gather plans, permits and available inspection records. A room used as a dwelling is not automatically a legally established ADU. If you do not know the status, say so and identify the department that can help confirm it.
Document the living and rental arrangements
Describe entrances, utilities, parking arrangements and shared spaces as they currently exist. If the unit is occupied, include lease terms and actual rent information in the appropriate review process. Do not equate potential rent with existing income.
The main home and accessory unit may have different repair needs. A concise list for each structure makes it easier to understand the scope rather than treating the property as one uniform space.
Evaluate potential without promising approval
California HCD publishes an ADU handbook, but the property’s facts and the responsible local agency still matter. Do not assume an expansion, separate sale, added unit or changed use is available simply because a nearby property has one.
805’s experience includes properties with ADUs and garage conversions. Here, the purpose is to discuss acquisition of your property; this is not an offer of outside-client ADU construction services by 805.
A USEFUL STARTING POINT
What to have ready
- Existing plans, permits and inspection records
- Current use of each structure
- Separate condition notes for the home and ADU
- Occupancy, leases and actual income
- Utility and access arrangements
Questions worth asking
Can I discuss a conversion with uncertain permits?
Yes. Explain what is known and unknown. Review of the records and property may be necessary before terms can be evaluated.
Does a large yard guarantee another unit?
No. Feasibility must be evaluated for the property and applicable requirements; it should not be advertised as assured.
